What is 257 Thayer?

It’s a top-quality Providence community designed especially with Brown University and Rhode Island School of Design students in mind. 257 Thayer features a variety of spacious, furnished apartments plus a full set of community features such as a 24-hour fitness center, collaborative study spaces, business center, and more. All just steps from campus.

Is 257 Thayer part of Brown University or RISD?

No. 257 Thayer is a privately owned and professionally managed community. Click here for more information about the management and ownership.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at 257 Thayer has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at 257 Thayer pays a flat rate that includes:

  • Furnishings
  • High-speed Internet
  • Water/sewer
  • Trash removal
  • In-unit laundry
  • Community features – business center, fitness center, etc.

What size are the apartments?

The spacious accommodations at 257 Thayer range from 1, 2 and 3 bedroom apartments, with available private bathrooms for each bedroom.

Are the apartments furnished?

Yes, each apartment at 257 Thayer has a furniture package that includes a full-size bed, desk and chair and dresser in each bedroom. The living room includes a flat-panel TV, sofa, chair, coffee table and entertainment stand. To see a sample of the furniture and other finishes, please visit our model apartment.

When do the contracts start and end?

The standard term is August 15, 2024 to July 30, 2025, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. 257 Thayer also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at 257 Thayer?

Your living costs at 257 Thayer can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at 257 Thayer. Normal payment deadlines will continue to apply.

Is 257 Thayer open to non-students?

Nearly all the residents at 257 Thayer are students at Brown University and Rhode Island School of Design and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. 257 Thayer is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

257 Thayer has a monitored fire-sprinkler system, along with electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

257 Thayer is a no-pets community. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at 257 Thayer?

257 Thayer offers plenty of on-site vehicle, scooter and bicycle parking options in our heated garage. Both unassigned and reserved parking spots are available for residents for an additional cost.

What other transportation options will I have?

257 Thayer is just steps from the Brown University campus. The University daytime shuttle is also within walking distance, running 7am to 7pm weekdays when school is in session. This shuttle service is available for BU or RISD students, faculty and hospital affiliates, serving College Hill, the Jewelry District and hospitals. To track the shuttle in real-time, click here.

Although we do not currently have a model apartment, we offer a virtual tour that can be viewed here. You can also request an appointment for a personal tour, or just stop by to see us and we’ll be happy to show you the community.
