Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. 257 Thayer has three spacious floor plan options. We have one-bedroom, two-bedroom, and three-bedroom apartment homes. Each student has their bedroom and bathroom. Your student’s rent includes utilities (water, sewer, trash), the fastest wired and Wi-Fi Internet in town, furniture, access to 257 Thayer amenities, and so much more!
257 Thayer is a fully-furnished community, saving you money! Each student will have a full-sized bed, large desk and chair, dresser, full–size closet, and private bathroom. The living area comes with a comfortable couch, coffee table, entertainment stand with a flat screen HDTV, and table with chairs. The kitchen comes fully equipped with granite countertops, energy efficient appliances, a refrigerator with icemaker, dishwasher, and washer & dryer.
If your student does not have a roommate in mind, we can find them one! Each roommate will fill out a Roommate Matching form so that we know what they are looking for in a roommate. During the summer, we spend weeks looking at these preferences and matching them up with the best person we can find!
Resident Events to Keep Students Involved
While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At 257 Thayer, your student will create life-long relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved. These events range from pizza parties to karaoke nights, from resume building classes to gaming tournaments. Annually, 257 Thayer will have events such as a Welcome Back Mixer at the beginning of the fall semester, a Casino Night at the beginning of the spring semester, and a large competition among the residents and staff, as well as, many holiday events throughout the year. We will also keep our residents connected to events going on at school, and events happening around town so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing 257 Thayer as a Living-Learning environment!
What does it mean to have an individual lease?
Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.
What is included in the rent?
257 Thayer’s rent makes life easy. Your rent includes: utilities (water, sewer, trash pickup), premium cable, Wired & Wireless Internet, washer & dryer, study rooms, resident activities, access to all of 257 Thayer’s community amenities, and a wonderful staff that is there to help you anytime you need them. Do you have a roommate matching system?
Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the spring figuring out the best match for you based on that information.
When is my rent due?
Rent is always due the 1st of the month. You can pay up front (due June 1), in semester installments (due June 1, August 1, and January 1), or in twelve installments (due June 1 and on the first of the month for the next 11 consecutive months).
How do I pay my rent?
- Pay with a personal check, money order, or cashier’s check.
- Pay with a credit card online through RentPayment.com. Service fee may apply.*
- Have your financial institution automatically deduct rent from your bank account each month to send in payment.
- Pay with check online using your resident portal free of charge!
Do you allow pets?
Pets are not allowed at 257 Thayer.
Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
257 Thayer’s insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.
What if I need to break my lease or don't return for the spring semester?
257 Thayer’s lease is binding and cannot be broken. If you cannot live at 257 Thayer after signing your lease, you will need to re-let, or find a replacement for your space. Please call the leasing office for information on re-letting.
What if I need maintenance in my bedroom or apartment?
If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.
What furniture is provided?

How do I receive mail and packages?
Your mail will be delivered to your apartment’s mailbox located on 257 Thayer’s property. If you receive a package that doesn’t fit in the mailbox, you will receive a key in your mailbox with instructions to pick up from the onsite office or nearby parcel locker. Other carriers may deliver to your apartment door.
How close are you to campus?
We are just a block from Brown University’s campus, making it convenient for all students to walk to and from class.
What type of parking is available at your community?
257 Thayer offers plenty of onsite car, scooter, and bicycle parking options in our covered parking garage. Please contact the office for further details.
What do I need to bring to my new apartment?
We suggest that you bring:
- Bedding for a full-sized bed.
- Decorations to make your new room feel like home!
What kinds of events do you have at 257 Thayer?

We are excited to offer a new addendum to any Brown student who had has not yet received their off-campus housing permission or has been waitlisted. This addendum will allow you to secure your spot with 257 Thayer and in the event you are denied housing we will cancel your lease with no penalties. We are only offering a limited number of these leases and advise you to secure your spot as soon as possible in the office or online.

We know parking in Providence can be a pain and parking bans during the winter months only make it worse. At 257 Thayer, we have a controlled access underground heated garage available for our residents who wish to add parking.

Nick Bibby, renowned wildlife sculptor and RISD graduate, created “Rafi”, an Indian rhino, who will reside at 257 Thayer’s community room. Help him feel at home with a strong RISD student presence in our community. We have also commissioned Forbes 30 Under (Art and Style) honoree and Society of Illustrators NY Gold Medalist Victo Ngai, a NY based illustrator from Hong Kong, who graduated from Rhode Island School of Design, to create the custom illustration pictured below. An original illustration will also hang in the lobby of 257 Thayer when completed. We take pride in being able to showcase these pieces in our new community and know they will enhance your living experience.
Study rooms and multi-purpose studios
Reserve one of our study room’s for every day studying or special projects. You can transform one of these rooms into your personal studio for the day! We will have basic art supplies, easels, and drop clothes for your use. All you need is your personal ID to reserve the supplies you need from our office for the day.

Historic houses and on-campus dorms can have strict decorating regulations. Experience creative freedom in your new apartment at 257 Thayer. Paint your walls, hang artwork, and bring accent pieces to create your perfect space. Some limitations do apply, please refer to your lease document for a full list of acceptable modifications.

Each month we will feature a resident and their artistic work. You can submit a sample and statement at the office regarding why you should be chosen. When you are chosen, we will feature your work for the duration of one month in our community. We will also highlight your talents on our Website’s featured blog, and you can set up a specific table at our community event for increased exposure.

We want to enrich your living experience by providing resident events catered towards your interest. We will have a vast range of residents events based on your suggestions to our office and via social media. These will include but are not limited to: open mic nights, art showcases, and a “restaurant week” highlighting your favorite restaurants in town.
